Prestons Residential Development

The site is located 15 minutes drive north east of Christchurch City centre, and is bounded by Mariehau Road to the south and Lower Styx Road to the north. Prestons Road bisects the site and provides connection to the primary north-south road, Marshland Road and also to Burwood Road and Waitikiri Drive.

The site bounds Burwood to the east, a well established residential suburb which includes Burwood Hospital and recent new residential subdivisions such as The Limes, Tumara Park, Waitikiri and the Parklands. Further planned development adjacent to the site includes an extension to Waitikiri residential, and a major new aged care complex for Alpine Retirement Village. The Waitikiri and Windsor 18-hole golf courses bound the site to the north eastern corner and link the site to the major recreation reserve, the Bottle Forest Park. There are also a number of drains, storm water channels and informal water bodies, as well as significant strands of trees.

Central to the site is Prestons Road, an existing small village including a domain, produce stores, garden centre and service station, together with the community services of a primary school, church and Scout Hall.

The Urban Design Master Plan provides the development framework for the site of approximately 200 hectares, much of what is owned by Prestons Road Limited.
